Full System Repairs

- Bad Contactor – There are three contactors in a unit, one for the compressor, one for the condenser fan motor, and one for the blower motor. These contactors engage when the thermostat is set to call for cooling or heating, making an electrical connection. Once the connection is made, it will start the compressor and motors. Excessive wear will form on the contactor during the hot mid-summer, making it hard for the electrical current to pass through connections and start the system.
- Refrigerant leaks – Refrigerant leaks can happen over time due to vibration of the unit while it is operating mode. Refrigerant leaks in the condenser or evaporator coils are sometimes hard to be found and repaired depending on the location of the leak. If the leak is found in another place where the technician can repair the leak, they can recover what refrigerant is left and then repair the leak. After the repair, then charge the unit levels back to their correct amount.
- Condenser Coils – The condenser coils are always located outside with the compressor. They are exposed to the outdoor weather, so they often get dirty and should be cleaned at least once a year, twice if the unit is a heat pump. This can be done with a water hose when the unit is not operating mode. If the dirt and debris get bad enough, an HVAC technician will have to clean the coil with a chemical cleaner.
- Compressors – This is the heart of the A/C unit. The compressor is located outside with the condenser coil. If the unit is undercharged with refrigerant, the compressor will either freeze up the evaporator coil inside or run high temperatures and will eventually seize. If the unit is overcharged, your unit won’t cool as well and liquid refrigerant will get back to the compressor and cause liquid slugging. It is imperative that the A/C unit has the correct amount of refrigerant in the system.
- Evaporator Coil – On split systems the evaporator coil is located in the attic, and if the air filter is not changed on a regular schedule (which is one of the most common problems), the evaporator coil will collect dirt and debris, this leaves no choice but to have the evaporator coil pulled and cleaned manually. Cleaning will only be necessary if suggested by the technician and should only be about every three years or so, depending on how well and often the air filter is changed.

- Air Filters: Keep your air filters clean and change them out once a month to ensure clean air and positive air flow. If you allow filters and air conditioning coils to become dirty, the air conditioner will not work properly, the compressor or motors are most likely to fail prematurely.
- Contactors/Relays – Relays are electrically controlled timer switches that lets the motors start, or other components of the system, on and off. There are a variety of relays in any given system and is normally controlled by the thermostat. The larger relays in a system are the contactors, and it controls the power to the compressor and motor. These devices can fail when the contact surfaces stop making contact, become stuck in the on position, or something interrupts the connection. Also, each time one of these relay/ contactors turn on and off, the contact surfaces begin to wear from electrical arching, eventually causing it to fail.
- Circuit Board – A Circuit Board on a furnace performs a variety of functions, from normal operation of the furnace, to the monitoring of the furnace’s safety circuits. The furnace circuit board can fail for many reasons. Vibration of the system can weaken the solder joints in its circuitry, causing a short which leads to failure. A short, or electrical failure, of the components connected to the module can damage the internal circuitry. Also, if the components are exposed to moisture or excessive dirt, the circuitry can become damaged. The signs of a failed circuit board can have many effects such as, the condensing unit running nonstop while the inside unit stays off, vice versa, or it keeps calling for heat but the safety switches keep shutting it down. There are many factors to consider when diagnosing a circuit board.
- Restrictions – A Restriction, or blockage, in the refrigerant system of an air conditioning unit can come in varying degrees. Kinks in the copper line, screens, strainers or clogged filter dryers. Filter dryers in the refrigerant system are installed in an effort to trap debris and prevent the failure of various components. However, large amounts of debris can result in a restriction, reducing the refrigerant flow through the system and causing higher pressures, which can lead to compressor and motor failure. A slight restriction may result in decreased performance in cooling and heating and will also take longer to reach the desired temperature.

Full System Diagnostics
HVAC Diagnostic Services are important when determining what needs to be addressed when servicing your HVAC unit. The test results will allow the HVAC technician to inspect the HVAC system to determine whether it is operating correctly, and if not to make further tests to locate the faulty part of the system and to correct the cause of the problem.
Listed below are some of the most common problems the technician finds:
- Drain Lines – The drain line commonly becomes clogged with dirt or algae. If a clogged drain occurs and does not have the proper safety inline switches, the drain pan will fill up and cause water to leak over and create mold and water damage.
- Blown Fuses – Fuses protect the unit’s motor or compressor against over amping and overheating, but also can be caused due to a short in the system. When a motor is suspected of going bad, the Amp draw is one of the first things the technician checks. If the motor is not running, the second thing to check is whether the unit has power or not at the disconnect box.
- Capacitors – The run capacitor is used to help the motors of the unit run at a consistent speed. Start capacitors give the compressor a brief increase in starting torque. If either capacitor burns out, it will need to be replaced for your HVAC to work properly.
- Gas Valve – The gas valve meters the gas to flow from your gas line to your unit. They are only used during the cold season. Sometimes the gas valve gets corroded due to moisture over the years. If this is the case, it will need to be replaced.
Energy Saver Solutions

- High rated Air Filters with a MERV ratings from the range of 1-16. Some of the most common filters found in residential use only have a MERV rating of 1 to 4. These are typically disposable panel type filters and do not do a good job of filtering the air because they will not stop particles smaller than 10 microns.
- MERV 5 to 8 rated filters are a better choice and are more commonly found in commercial applications. These filters will collect particles as small as 3 microns and are a good choice for home owners also.
- Filters with a MERV rating of 9 to 12 are used in commercial and industrial applications and will stop particles in the 1 to 3 micron range. These filters are a great choice for home owners who want the best dust control possible. When using filters with MERV 9 ratings and above it is important to clean or replace them when recommended by the manufacturer because they will have a negative effect on air flow when they become dirty. This can lead to performance problems and decreased operating efficiency.
- The most efficient filters have MERV ratings of 13 to 16 and will stop particles as small as .3 microns. These filters are used in hospitals and other super clean environments.
